Insurance and Appraisals

Whether the responsibility for arranging and paying for insurance rests with TUCC or one of our tenants, Property and Liability insurance is required. If you are a tenant, please consult your lease for specific insurance and document submission requirements.

The United Church of Canada has a master agreement through Hub International as a broker which provides for coverage specific to typical church and associated uses and at beneficial rates resulting from the volume of United Church requirements across the country.

All insurance coverage for properties owned by TUCC must show TUCC as an additional or named insured. All insurance coverage must show The United Church of Canada as an additional named insured.

Typical coverage would include:

  • Property
  • Boiler & Machinery
  • Crime
  • Commercial General Liability
  • Umbrella Liability
  • Directors & Officers Liability

Property coverage insures against physical damage to or destruction of buildings and contents and includes Replacement Cost on all property including building and contents without deduction for depreciation or penalty for co-insurance and including the increased cost due to the enforcement of by-laws. It is of utmost importance for adequate Property coverage to have a current and realistic assessment of the replacement cost of buildings and structures on a property. Unrealistically high, and the premium and so operating expense is higher than it should be; unrealistically low, and in the event of a claim, the insurance payout may not cover the full cost.

Property coverage typically generates the highest premiums.

Boiler & machinery insurance provides coverage for sudden or accidental breakdown of boilers, pressure vessels, electrical and mechanical equipment such as wiring, electrical distribution panels, heat pumps and air conditioning units.

Crime coverage includes protection against Employee Dishonesty, Loss of Money inside/outside premises, Money Order & Counterfeit Currency, Computer theft and fund transfer, Incoming cheque forgery and Credit Card Forgery.

Commercial General Liability provides coverage for the organization against claims for damages from third parties for any damages, as defined in the coverage, suffered while on the insured's property. This coverage does not provide coverage to individuals within the organization. So for instance, under a policy in the name of a camp, if a camp nurse provides the wrong care to a camper which results in a provable claim, there is no coverage for the camp and no coverage for the nurse. Each camp that employs nurses should request the nurse provide evidence of insurance from their own malpractice policy, i.e. RNAO.

Umbrella Liability is simply an "add-on" coverage which effectively increases the amounts covered under Liability coverage except for the Counseling and Abuse limit.

Directors & Officers Liability provides protection to the organization and to the Officers and Directors in the event of actions of the Directors and Officers causing provable claims by third parties. This coverage is based on a "Claims Made" basis, and is intended to protect the personal assets of the Directors and Officers against loss for which they may become legally obligated to pay resulting from an alleged or actual "Wrongful Act". For instance, if the Directors of a church agree to terminate an employee and the employee sues, if the suit is favourable, the Officers and Directors are protected as well as the church under this coverage.
